Via Balestra - Lugano
Gross surface area: 5,536 sqm / 59,590.96 sqf
Floors: 7 above-ground and 2 below-ground
Year of Construction: 1980
Designated Use: Offices
Year of Purchase: 2007
Building acquired by Donatello Fund, Subfund Michelangelo Due, in 2007. Donatello Fund was launched by Sorgente Sgr and managed until 3rd of December 2018.
The building in located in Switzerland, in the
heart of the city of Lugano, capital of the
Canton Ticino, not distant from Como and
approximately 75 km from Milan.
Within the city, the building is positioned at the
beginning of the centrally located via Serafino Balestra,
in the modern neighbourhood which can be considered
the urban city and is characterized by a concentration
of Banks, Financial Institutions and Trust Companies.
The building, which is situated a few hundred metres
from the touristic Lungolago, was built in 1980 and
perfectly renovated in 2003; the exterior is entirely
finished, in a very prestigious manner and with great
professional care, in white Carrara marble, which is
also abundantly used for the interior decoration.
Of particular interest is the innovative external
insulation system, a first for the Canton Ticino: in fact,
the exterior marble layer is mounted just centimetres
from the interior wall in order to create a cavity which
extends for the entire exterior surface of the building;
through the metal vents along the base of the building
there is a continuous flow of air in the cavity which
maintains a constant thermal level along the external
walls in both summer and winter.
The building comprises seven floors above-ground and
two below-ground, one of which is dedicated to parking;
the ground floor consists of a commercial area and for
the remaining part an area intended for a bank branch;
additionally, the ground floor includes an area with
direct street access and split on two levels designed for
a café-restaurant.
The whole building, which currently is perfectly
adapted to accommodate offices, is centred around
three fixed load-bearing columns allowing the
possibility to modify the volumes of the interior areas
in order to rationalize as much as required and create,
as needed, various fractioned, functional and flexible
work spaces.
